How the report works
From address to PDF in about a minute: what happens, what it contains and what it cannot tell you.
1. Enter the address
Just the street, number and municipality, for example "Via Dante 7, Milano". As you type we suggest addresses from the national register of street numbers (ANNCSU), kept up to date by the municipalities.
If you have a land registry search or a deed, you can also search by municipality, sheet and parcel. For land without an address, the coordinates of the spot copied from a map are enough.
2. Confirm the property
We find the cadastral map parcel the building stands on. Sometimes a street number sits on the boundary between two parcels: in that case we show you both and you choose the right one, on the map or from the list.
This is also where you choose whether you are buying a home or a plot of land. A land report puts area, slope and restrictions first and has the questions that matter for land, such as the municipal certificate and the neighbours' right of first refusal: the report for buying land.
In some areas cadastral maps are not public, for example in the provinces of Trento and Bolzano. The report says so and uses the address point for everything else.
3. Find out what you need to know
The report is ready in about a minute: you can read it online and download it as a PDF of more than 30 pages. It covers 29 topics on the building and the area, with data from 38 sources, plus a buying guide:

Each topic has a colour-coded rating (favourable, worth considering, critical, or informational only), two lines of explanation, the figures and the source with the date of the data. How we choose the colour is explained on the How we calculate the ratings page.

What the report does not do
- It does not describe the individual flat. Floor, floor plan, cadastral income and owners are not open data. For those you need a land registry search.
- It does not estimate the value of the home. The Revenue Agency's prices are a range for the whole zone. The value of a specific property depends on floor, aspect, finishes and condition, and is set by a surveyor.
- It does not replace the official plans. The risk maps are ISPRA's national maps, which bring together the river basin authorities' plans. For a legally valid check, the official plans and a qualified professional take precedence.
- It does not check whether the property is compliant. Planning and cadastral compliance, systems and the energy certificate need to be checked with the seller, your surveyor and the notary.
