Visura catastale (land registry record)

The visura shows the land registry (catasto) data for a property: municipality, foglio (sheet), particella (parcel) and subalterno (unit number), address, category (for example A/2, standard home), class, size in rooms or square metres, cadastral income (rendita catastale) and registered owners with their shares.

Since 1 January 2025 the visura can be downloaded free of charge from the Revenue Agency (Agenzia delle Entrate) website with SPID, CIE or CNS (Italian digital identity systems), even for properties owned by other people, except in the provinces of Trento and Bolzano; at the counter it costs 3 euros for a property you do not own. The cadastral floor plan (planimetria), on the other hand, can only be requested by someone with rights over the property or a person they authorise.

The visura says nothing about natural hazards, local prices or services, and it does not prove that the property matches the approved plans: for that you need checks by a qualified surveyor or architect. The report and the visura answer different questions and are used together.
