Partner programme terms

The rules for becoming a partner, receiving commissions and promoting the service.

This page is a translation for convenience. The Italian version is the legally binding text and prevails in case of any discrepancy.

These terms govern the Vicinalia partner programme, available at https://vicinalia.com. They add to the Terms of Service, which apply to the use of the site and the account. By sending the request to join you confirm that you have read and accepted them.

1. Who runs the programme

The programme is run by Vicinalia.com, with registered office in via Pietro Custodi, 3, 20136 Milano (MI) ("we"). For questions about the programme write to [email protected].

2. Joining

You need an account on the site to take part. The request is sent from the partner area with your name, what you do and where to find you. We assess every request and may reject it without giving a reason. A partner is not our employee, agent or representative: they remain independent and cannot enter into contracts or make commitments on our behalf.

When approving, we choose the type of partnership based on what you do:

  • creators, websites and newsletters: commission, a discount for the people they send and a few free reports a month to prepare their content;
  • professionals who work for buyers: commission and a discount for their clients.

Commission, discount and free reports are shown in the partner area and may differ from partner to partner.

On approval you receive a personal link and, if your profile includes a discount, a discount code. Anyone who opens the link is remembered by their browser with a cookie for 60 days. If they sign up in that period, their account stays linked to you; if they already had an account, it is linked to you at their first payment after the click. There is only one link per customer and it does not change.

The discount code applies to the first purchase of someone who has never paid for anything on the site and cannot be combined with other running promotions.

4. Commission

The commission is due on the first payment of each customer who came from you: single report, bundle or subscription. It is calculated on the price actually paid, excluding VAT, at the percentage in force for you at the time of payment. It is not due on renewals, plan changes or later purchases.

A customer came from you if they used your code at payment, or if their account is linked to you and their first payment comes within 60 days of the click on your link. If the customer uses another partner's code, the commission goes to that partner. Your own purchases, purchases made on your behalf or with other accounts of yours do not earn a commission.

5. Confirmation and cancellation

When the customer is a consumer, the commission stays pending for 14 days after payment, the period in which they can withdraw, and is confirmed afterwards; if the customer has asked to withdraw, we wait for the outcome. When the customer buys with a VAT number, the commission is confirmed straight away.

If the purchase is refunded, even in part, before the commission is paid, the commission is cancelled. If the refund comes after payment, we may deduct the amount from later commissions.

6. Payment

When your confirmed commissions reach at least 50 euros you can request payment from the partner area. After the request you send us the document for the amount requested.

Commission amounts include VAT and any other tax or contribution: the total of your document is the amount requested. If you charge VAT, the taxable amount is worked out from it: for 100 euros requested, 81.97 euros plus 18.03 of VAT at 22%. The document is:

  • if you are VAT registered in Italy, an invoice;
  • if you are not VAT registered in Italy, a receipt for occasional services (ricevuta per prestazione occasionale), with withholding tax when required by law;
  • if you live outside Italy, the document required in your country.

We pay by bank transfer within 30 days of receiving the document. Taxes and contributions on commissions are your responsibility. We do not pay commissions in other ways and do not pay pending commissions in advance.

7. Free reports for content

If your profile includes them, each month you have a few free reports to prepare your content. You create them from your account like any other report. You may show parts of them in your videos, articles and posts. When you use the free reports in your content, we only ask you to credit Vicinalia with your personal link. If the link cannot be clicked in the content, for example in a video, put it in the description or in your profile. Also credit the data sources, as written in the report. You may not resell the reports or give them to your clients instead of a purchase.

8. How to promote the service

You may present Vicinalia as you like, following these rules:

  • do not buy advertising on the word "Vicinalia" or very similar words, and do not use it in the name of websites, domains, profiles or ads;
  • do not send messages to people who have not asked for them, and do not post links or codes where community rules do not allow it;
  • do not present the report as a valuation, a land registry search or an official document, and do not promise what the report does not do, for example the exact value of a property;
  • do not offer money or gifts for using the link or the code, beyond the discount provided;
  • disclose that the link is an affiliate link when the law or the platform requires it.

The Vicinalia name and logo may be used only to promote the service and without changes.

9. Personal data

You do not receive customers' personal data: in the partner area you only see figures, what was bought and what you are owed. We process your data (name, email, payment details) to run the programme, as explained in the Privacy Policy. The cookie that remembers the link is described in the Cookie Policy.

10. Suspension and termination

You can leave the programme at any time by writing to us: commissions already confirmed are paid to you even below 50 euros. We may suspend or end your participation if you do not comply with these terms. In case of fraud or serious breach, commissions not yet paid are cancelled. We may close the programme with 30 days' notice, paying the commissions earned.

11. Changes

We may change these terms. Changes that affect you, for example the commission percentage, are notified by email at least 15 days in advance and apply to later payments. If you do not accept them you can leave the programme.

12. Governing law and jurisdiction

These terms are governed by Italian law. Disputes fall under the jurisdiction of the court where we have our registered office, unless the partner is a consumer: in that case the court of their place of residence or domicile applies, if in Italy.
