Area data for your report, with sources and dates
For valuation reports, due diligence and the notary's file: hazards, restrictions, local prices and land registry with the official code and date of each figure.
In a valuation report or a due diligence file, a figure about the area is only as good as its citation. The report starts from an address, from foglio and particella or from a point on the map, and for each topic gives the official dataset, the body that publishes it, the licence and the date it was last updated. It can go into your report without repeating the search for sources.
Which data, with which code
The table sums up the topics valuers, surveyors (geometri) and notaries need most often. The full description of each source, with its stated limits, is on the Sources pages.

The municipal plan and the energy rating exist only where the Region publishes the data: the plan in Lombardy, Veneto, the province of Bolzano and the metropolitan city of Turin, the certificates in Lombardy and Piedmont. Elsewhere in Italy that section does not appear.
For prices the report always gives the range for the area, for sale and for rent, with the state of repair and the trend over the years. It does not suggest a value for the property: that remains the valuer's estimate. The national hazard maps are a survey and do not replace the river basin authority's plans or the municipal planning instruments, and the report says so next to the figure.
A note on licences. ISPRA's 2020 flood hazard map and the IFFI inventory are licensed CC BY-SA 4.0: anything derived from them, even just the hazard level of one address, carries the same licence, and the sections that use them say so. The PAI landslide mosaic is CC BY 4.0 and only needs attribution. Sources and licences are printed at the end of the PDF, ready to cite.
Parcel and building, not the individual unit
The report describes the cadastral parcel and the building. The subalterno is not open data: category, class, cadastral income, floor and floor plan of an individual unit stay in the land registry search (visura) and the cadastral floor plan (planimetria catastale), which the report lists among the documents to request, with costs and offices. Where the Revenue Agency does not publish its maps (the provinces of Trento and Bolzano, Magasa and Valvestino) the land registry section answers "not available" and explains why; in municipalities under the tavolare land registry (catasto tavolare) the documents to request start from the land book (libro fondiario).
The area is also the one measured on the cadastral map: an indication, and different from the official cadastral area.

For the notary and before the deed
Some of the data in the report bears directly on the deed. Burnt land: for fifteen years the restriction in Law 353/2000, article 10 must be mentioned in sale deeds, or the deed is void; the report flags the area detected by satellite and points to the municipal wildfire register (catasto incendi), which is the document that counts. For land, the planning use certificate (certificato di destinazione urbanistica) is required or the deed is void (Presidential Decree 380/2001, article 30), and the report explains how to request it from the municipality and what it costs in some cities. Where there is a landscape restriction, work that changes the external appearance needs landscape authorisation.
