A first check of the area around any property, in a few minutes, with the official codes and sources.
What it is for
- Estate agents. Answer questions about risks, services and transport straight away, and attach a document with sources to the property listing. The area's liveability index, with its public method, is one more fact to show buyers.
- Surveyors, valuers and engineers. An initial picture of the parcel before the site visit: cadastral identifiers, hazard levels, seismic zone and expected ground acceleration, ground amplification and instability from microzonation where the municipality has a study, and landscape protection that requires authorisation (article 146 of Legislative Decree 42/2004) before external work.
- Notaries and law firms. A summary of public data on the area to share with the client, including land burnt by wildfires as detected by satellite: for fifteen years Law 353/2000 requires the deed to mention the restriction or it is void. It does not replace land registry searches (visure), mortgage register searches (ispezioni ipotecarie) or planning checks.
- Investors. A quick filter across several properties before full due diligence.
- Land. With the "A plot of land" option the report starts from area, slope, aspect and restrictions, and the guide asks for the planning use certificate, civic use rights and the agricultural right of first refusal: the report for land.

ISPRA data under the CC BY-SA 4.0 licence passes that licence on to what we derive from it: the sections that use it say so, and their content can be reused in your own documents if you credit the source and keep the same licence.
Level of detail
The report works on the cadastral parcel and the building. The subalterno, the individual property unit, is not open data: for floor, floor plan and cadastral income you need a land registry search.
