Free visura catastale with SPID: how to get one

Since 1 January 2025 the visura catastale, the official land registry record of a property, can be downloaded free of charge from the Revenue Agency (Agenzia delle Entrate) website, with SPID, CIE or CNS, even for properties you do not own. This applies to buildings and land, current or historical records, throughout Italy except the provinces of Trento and Bolzano. So if you are considering a house, you can check for yourself how it is registered in the land registry (catasto) before asking the seller for documents.

What it contains and what it does not

The visura shows the cadastral identifiers, the category (for example A/2, standard home), the class, the size and the cadastral income (rendita catastale); the historical visura also shows how these have changed over time.

It does not tell you whether the property complies with building permits, whether there are mortgages, or what condition the house is in: those are separate checks, carried out by a surveyor, at the Comune (the local council) and by the notary. Nor does it contain the drawing of the flat, the floor plan (see below).

What you need

• SPID, CIE or CNS to log in to the Revenue Agency's reserved area. SPID is Italy's public digital identity system, CIE is the electronic identity card and CNS the national services card.
• The property details: municipality (and section, if there is one), foglio (sheet), particella (parcel) and, for a flat, subalterno (unit number). Without the subalterno the service shows a list of the units on the parcel to choose from.

The foglio and particella are shown on the purchase deed (rogito), on the owner's tax return or on the cadastral map; our report finds them from the address. The seller knows the subalterno.

The steps

The Revenue Agency website is in Italian: the names in bold are the menu items you will see.

1. Log in to the reserved area of the Revenue Agency website with SPID, CIE or CNS.
2. From the Servizi (services) menu choose the Fabbricati e terreni (buildings and land) category, then Visure, planimetrie e ispezioni ipotecarie degli immobili (records, floor plans and mortgage searches).
3. In the section Visure catastali di immobili non di proprietà (records for properties you do not own) click Accedi (access).
4. Choose the provincial office for the property's municipality, then the search per immobile (by property): catasto fabbricati (buildings register) for a flat, catasto terreni (land register) for a plot of land.
5. Enter municipality, foglio, particella and subalterno and request the current or historical visura.
6. Download the PDF from Visure richieste (requested records).

Two limits to know: documents stay available to download for 10 days, and after more than 5 searches in a row without requesting a visura the service locks until midnight. So it is best to have the correct details before you start.

If you prefer to go in person, you can request the visura at a provincial office of the Revenue Agency: for a property you do not own it costs 3 euros.

Map of the parcel

The same service also lets you download the visura della mappa free of charge, an A4 PDF centred on the parcel showing the neighbouring plots. Without logging in, you can view the cadastral map on the Revenue Agency's cadastral map portal (Geoportale cartografico catastale).

The floor plan: only through the seller

The cadastral floor plan (planimetria catastale) is the drawing of the flat. The Revenue Agency only releases it to people with rights over the property as recorded in the land registry, to a person they authorise or to a professional they appoint: for a buyer, then, the way to get it is to ask the seller, who can download it free of charge from the reserved area with the service for their own properties. Mortgages and seizures are not in the visura

To find out whether there are mortgages (ipoteche) or seizures (pignoramenti) on the property you need a mortgage register search (ispezione ipotecaria) in the property registers. Owners can check their own properties free of charge; for other people's properties there is a fee (8 euros per name or property and 5 euros per entry, reduced by 20% online). The notary usually does this before the final deed.

Trento and Bolzano

In the autonomous provinces of Trento and Bolzano the land registry is run by the Provinces and the tavolare land registry (catasto tavolare) applies: ownership and rights are recorded in the land book (libro fondiario). The two Provinces' online services are free only for your own properties; for other properties, ask the seller for an up-to-date extract or contact the Libro fondiario offices.
