Local prices

Price ranges from the Revenue Agency's Property Market Observatory (OMI).

What we use

The price ranges published by the Revenue Agency's (Agenzia delle Entrate) Property Market Observatory (Osservatorio del Mercato Immobiliare, OMI). Each municipality is divided into zones with a similar market. For each zone and type of property the Observatory publishes, twice a year, a minimum and maximum price per square metre, to buy and to rent.

We use the Agency's official dataset, with figures going back to 2004. The required credit is "Agenzia Entrate - OMI".

How we use it

The report finds the zone where the address falls and only shows that zone's range, for the property types present, with the half-year the figures refer to and the trend over the years.

Limits

  • It is not the value of the home. It is a range for the whole zone. Floor, aspect, finishes and actual condition can move the price a lot. For a valuation you need a qualified valuer (perito).
  • The figures are published a few months after the half-year they refer to.
  • We do not publish price tables by municipality or zone on the website: the figures only appear in the report for an address.
