Osservatorio del Mercato Immobiliare (Property Market Observatory)
The Revenue Agency office that publishes, twice a year, the minimum and maximum price per square metre of homes for every zone of each municipality.
The Observatory divides each municipality into OMI zones, areas where the property market is similar. The zone code shows the band: B central, C semi-central, D outskirts, E suburban, R rural, followed by a number (for example B1 or D3).
For each zone and half-year it publishes a price range per square metre, to buy and to rent, broken down by type of property (standard homes, lower-cost homes, garages, shops and others) and by state of repair. The figures come out a few months late and the required credit is "Agenzia Entrate - OMI".
The price ranges are only a rough guide and do not replace a valuation by a qualified valuer (perito): the price of a home depends on floor, aspect, finishes and actual condition. In the report you will find the range for the address's zone and how it has changed over the years.
