Age of buildings in the area

What we use

• 2011 Istat census (Istat is the Italian National Institute of Statistics), data by census section: how many residential buildings there are in each section, split by construction period, structural material, number of floors and condition, plus the number of homes. It is the last census that gives these figures by section: the 2021 and 2023 data only keep the number of residential buildings.
• 2011 territorial boundaries, that is the boundaries of the sections used in that census.

How we use it

The report finds the 2011 census section where the address falls. If it has fewer than 10 residential buildings, it adds up the sections within 250 metres, so the figures do not hinge on two or three houses. The block always states which area it has used.

It then shows, for the residential buildings in the area:

• the most common construction period and the split into nine periods, from before 1919 to after 2005, with a chart;
• the share built before 1971 and the share built after 1990;
• the most common material: load-bearing masonry, reinforced concrete or other (steel, timber or other);
• the most common number of floors, from 1 to 4 or more;
• the condition (excellent, good, mediocre, poor) and the share in mediocre or poor condition;
• how many homes a building has on average.

It is an information block: it gives no score and does not say whether the area is good or bad.

Limits

• These are figures for the area, not for the individual building: the year of construction and the condition of your property should be checked in the building's own documents.
• The data dates from 2011: buildings put up since then are missing, and later renovations or demolitions do not show.
• Only residential buildings are counted: shops, industrial sheds and offices are left out.
• The periods have different lengths: 2001-2005 lasts five years, 1946-1960 fifteen. A short period can look less important than it is.
• If the census counts no residential buildings in the section or within 250 metres, the block says so and shows no figures.
