Landscape, wildfires and noise

Landscape protection from the Ministry of Culture, burnt areas seen by the European satellite service and the distance from stations and airports.

What we use

  • Landscape protection from the Ministry of Culture's SITAP: areas protected under the Cultural Heritage and Landscape Code (Legislative Decree 42/2004, articles 136, 142 and 157), for example strips along rivers and coasts, woods and areas of notable public interest. Licence CC BY 4.0.
  • Land burnt by wildfires from EFFIS, the European Forest Fire Information System of the Copernicus programme: perimeters of fires detected by satellite, with the year. Use with attribution.
  • Stations and airports: train stops from the official timetables published by transport operators (GTFS format), airport areas from the European CORINE Land Cover map and airport names from the Ministry of Infrastructure list, with OurAirports for military airbases.

How we use them

  • For landscape, the report says whether the property's area falls under protection and how far the nearest protected area is. Where protection applies, work that changes the outside appearance needs landscape authorisation.
  • For wildfires, it says whether the plot lies inside a burnt area, in which year and how far the nearest fire was. It quotes the restriction under Law 353/2000: no building for 10 years, no change of use for 15 and, for 15 years, the duty to mention it in the deed of sale, or the deed is void.
  • For noise, it gives the distance to the nearest station and airport, with their names, and compares it with the statutory bands (Presidential Decree 459/1998 for railways, 142/2004 for roads): within 100 metres and between 100 and 250 metres the infrastructure may be noisier than elsewhere.

Limits

  • The protection map is drawn at 1:25,000 with a stated tolerance of 25 metres, and it is a reconnaissance map: it describes the area, not the individual property. The binding answer comes from the Superintendency.
  • The map does not cover all of Italy: Aosta Valley, Trentino-Alto Adige, Marche, Molise and Sicily are missing entirely, and elsewhere some types of protection vary from region to region. Where it is missing, the report says so rather than implying there is no protection.
  • Satellites see fires of roughly 30 hectares and above, smaller ones only from 2018: the legally binding record is the municipal register of burnt land.
  • Railway lines and motorways are not yet in the open data we use: distances are measured from the station, not from the tracks. Where no operator publishes open timetables, the station line says "not available".
