How built up it is
The European land cover map and the national land take monitoring: what is around the address, and how much of it is already covered.
What we use
- Land cover from the European CORINE Land Cover map, part of the Copernicus programme: what is actually around the address, that is town, farmland, woodland, water or industrial land. Open licence with attribution.
- Land take from the national monitoring by ISPRA and the Italian environmental protection system, 2025 edition with 2024 data. We use three parts of it: the table for municipality, province, region and Italy; the points where land changed between 2023 and 2024; and the 10 metre map, which classifies the country cell by cell. Licence CC BY 4.0.
How we use them
- How much is covered around here: from the 10 metre map, the share of land already covered within 200 and within 500 metres of the address, with the prevailing type in plain words (buildings, paved roads, yards and car parks, building sites, ground-mounted solar farms).
- How the municipality stands: how much of the municipal area is covered, compared with the province, the region and Italy, and how it has changed over recent years. It tells you what kind of place you are buying in: in 2024 Italy stood at 7.2%, Milan at 58.7%, Rimini at 27.5%.
- What changed in the last year: how many hectares were covered within 500 metres and within one kilometre, how many went back to permeable, and of what kind. If nothing changed, the report says so.
Consumed land means artificially covered, that is sealed or otherwise taken from the countryside: not just houses, but roads, car parks, yards, warehouses, building sites and ground-mounted solar panels.
Limits
- The block does not say what may be built: that is decided by the municipal planning scheme, and the binding answer is the planning certificate.
- The change points are the centre of the changed area, not its outline: a large building site may have its centre just outside the radius and stretch right up to the house, or the other way round. That is why we talk about what changed around the address, without claiming the exact metre.
- The hectares are the official ISPRA figures, not recalculated by us.
- The data comes out once a year, in October, with the previous year's numbers: a building site opened last week is not in it yet.
