APE

The document stating how much energy a home needs for heating, cooling and hot water, with its energy rating from A4 to G.
The APE is the certificate a qualified professional signs after assessing the flat or building: walls, windows, systems, orientation. It gives the energy rating, from A4 (the best) to G (the worst), and the estimated consumption in kWh per square metre a year.
It is needed to sell or let and must be shown from the listing onwards, with the rating; the deed and the tenancy agreement refer to it. It is valid for ten years, unless the systems or insulation are redone in the meantime.
Each Region keeps its own register of certificates. Lombardy and Piedmont publish them with their address, as open data: that is why there the report gives the prevailing rating of the flats in a building and in the area, never that of a single flat.
