Sample report: a building in Rimini
What the report says about a residential building near the sea in Rimini, topic by topic.
Open the full report for the building of our registered office: it is a real report, produced by the site exactly like the one you would get, and you can download the PDF from there.
Open the full report on a plot of land: a publicly owned poplar grove by the river Po, put up for sale by a local council, with its size, flood zones on the map, restrictions and the questions to ask before buying.
Below is a summary of another report instead, generated in September 2026 for a residential building in Rimini. We do not show the address or the cadastral details out of respect for the people who live there. The full PDF runs to more than 30 pages: here you find, in short, what each topic says. For every figure the report always states who publishes it and how recent it is.
The area in one number
Liveability index. 60 out of 100, fair liveability. Services on foot, green space and internet connection score high; transport is an estimate, because there are no local transport timetables for Rimini in the data. The number is held back by the flood risk, critical at this point: with a critical natural hazard the index cannot go above 60. The report shows the seven parts one by one, with the detail.
The parcel and prices
Cadastral parcel. The building stands on a parcel of about 528 square metres measured on the cadastral map, with one street number linked to it. The report points out that it describes the parcel and the building, not the individual flat.
Buildings on the parcel. Open maps show a single building with a footprint of about 201 square metres, covering 38% of the parcel.
Local prices. The report shows the Revenue Agency's minimum and maximum price per square metre in the area for buying and renting, for each property type and condition, with the trend over recent years, sales in the municipality and the gross rental yield. These are ranges for the whole area, not the value of this home.
Natural hazards
Flooding: critical. The whole parcel is in a high flood hazard area (P3) on ISPRA's national map: frequent floods, on average one every 20 to 50 years. The report refers you to the river basin authority's plan for the official check and suggests questions about basement rooms and past flooding. See Flood zones P1, P2 and P3.
Landslides: favourable. No landslide hazard area on the parcel or within 100 metres, and no recorded landslide within 500 metres.
Earthquakes: worth considering. Rimini is in seismic zone 2. At this point the expected ground acceleration (PGA) is about 0.18 g.
How the ground shakes under the house: critical. Rimini has a seismic microzonation study: at this point the ground amplifies shaking about 1.5 times compared with bedrock and the study reports possible liquefaction. The report advises having it checked by an engineer before buying.
Land burnt by wildfires: favourable. No burnt area seen by satellite on the plot or within 1,000 metres. Green here means "checked and nothing found", not "missing data"; for certainty the report points to the municipal register of burnt land.
Radon: favourable. The municipality is not in a radon priority area and has no rocks with high natural radioactivity.
Ground movement. The report shows how many millimetres a year the ground around the building is sinking or rising, from satellite measurements by the European Copernicus service.
Building, ground and environment
Age of buildings in the area. More than half of the residential buildings within 250 metres were built between 1961 and 1970.
Ground. The address is about 2 metres above sea level, on flat and even ground: that is why the report does not say which way it faces.
Sea and coast: worth considering. The sea is about 410 metres away and the nearest stretch of shore is eroding.
Land use. It is an area on the edge between town and countryside: within 500 metres, 52% is built up and 36% is farmland.
How much is already built here. Within 200 metres of the address, 51.6% of the land is already covered, mostly buildings; within 500 metres it is 54.9%. The municipality of Rimini as a whole stands at 27.5%, against 7.2% for Italy. Between 2023 and 2024, no new land around here was covered.
Industry near the home. Within one kilometre of the address there are no large industrial plants; within three kilometres there are four, the nearest being a foundry 1,281 metres away. The others are two galvanising plants and a waste treatment facility.
Greenery around the home. Within 500 metres of the address greenery is present for much of the year and changes little with the seasons: that is the profile of an area with gardens and trees, not of farmland. The plot itself is not measured, because below 2,000 square metres the satellite would end up measuring the road and the hedges around it.
Summer heat. On summer days in 2026 the surface around the address reached 39.3 degrees, while across the twelve kilometres around it the range runs from 37.3 at the coolest points to 41.2 at the warmest: this spot sits just below the middle of the area, helped by the sea and the greenery around it. The report also shows a map of the heat across the area, with the address at the centre.
Contaminated sites: not available here yet. The register of contaminated sites is kept by each Region, and so far we have imported Lombardy and Piedmont. For Emilia-Romagna the report says neither that there are sites nor that there are none: we would rather declare it than let anyone believe everything is fine.
Parks and protected areas. No protected area or Natura 2000 site within 5 kilometres.
Landscape protection. No protection applies to the area of the property; the nearest is the 300-metre strip from the seashore, about 90 metres away. This is the most common case: close but not inside. The map describes the area, and the binding answer comes from the Superintendency.
Sun and solar panels: favourable. With panels on the roof drawn on the map, the estimate is about 22,000 kWh a year and a saving of about 2,400 euros in the first year: the cost would be paid back in about 12 years. It is an indicative estimate, with every assumption written out in the report.
Residents, services and transport
Who lives here. 65 people live in the census section, with an average age of 54: 45% are over 65. The report adds the age pyramid, households, education and employment, compared with the rest of the municipality.
Income and climate of the municipality. Taxpayers in Rimini declare on average 23,331 euros of taxable income a year. Buying a typical 80 square metre home at local prices takes between 6.7 and 9.1 years of average income. The municipality is in climate zone E.
Fast internet: favourable. Fibre to the home reaches the address, with speeds between 300 and 2,500 Mbps according to the coverage operators declare to AGCOM.
Nearby services: favourable. Within 500 metres there are a food shop, a pharmacy and two schools.
Trains and planes. Rimini station is about 2 kilometres away and Rimini - San Marino airport about 5.7 kilometres: the property is outside the statutory noise bands.
Public transport: not available. Rimini's public transport timetables are not published in an open format: the report says so and suggests the transport company's website.
